Lease agreement — a template you fill in online
Lease agreements are still mostly handled by emailing a Word file back and forth and then meeting in person to sign. One link does the same job: the tenant fills in their details, signs with a finger or a mouse, and both sides get the same PDF.
What the agreement covers
Parties and the property
Landlord and tenant details, the address and description of the flat or space, floor area, furnishings. Address autocomplete on the Business plan keeps typos out.
Rent and deposits
Rent, service charges, due dates and account number. Currency fields enforce the format, so you do not get “12,500.-” next to “12500”.
Term and security deposit
Fixed or open-ended term, the deposit amount and the conditions for returning it, notice period.
Handover and signatures
Condition at handover, meter readings, number of keys, and a signature from both parties rendered into the PDF.
How it runs
Adapt the form in the editor — delete what you do not need, rename what you call something else, add your own clauses. Then send the link or embed it on your site.
On submission a PDF with the filled details and the signature is generated and emailed. You keep the agreement in the dashboard with a status, so you can see which are signed, which are waiting and which have expired.
The submission time and IP address are stored with the signature as an audit trail. Gatherino does not verify the signer’s identity — with a residential tenancy you would normally check ID in person anyway.
Where the form ends and a lawyer starts
Residential tenancy law protects tenants, and in many jurisdictions some clauses are disregarded even when both parties sign them. Treat the template as a starting point and have a long-term lease reviewed by a lawyer. Gatherino does not provide legal advice.
FAQ
Is an online lease agreement valid?
Under eIDAS an electronic signature may not be denied legal effect merely for being electronic. It is commonly used for ordinary tenancies; for contested or long-term arrangements, ask a lawyer.
Can both parties sign?
Yes. Set up a flow where one party fills in and signs, the other is emailed and completes their part, and the final PDF carries both.
What does it cost?

Can I add my own clauses?
